Are you looking at property for sale in Little Elm TX?  If you’re looking at new homes, you can be sure that when you do your final walkthrough with the builder, he’ll take note of any problems you mention and he’ll fix everything on the list.  Have you ever thought about taking note of problems in a previously-owned home?  As a buyer, you should always be on the lookout for things that may not raise red flags for a home inspector or be deal-breakers, but that may cost you money immediately or down the line to change or fix.  Here’s how to spot problems:
Open all of the windows.  This is especially important if you’re looking at property for sale in Little Elm TX that are more than 20 years old because homes can settle over time.  Opening all of the windows will let you see if any of them stick or won’t open at all.  Installing new windows (or fixing old ones) isn’t cheap so you don’t want that to be an expense you have to deal with right away.

Light a fire in the fireplace.>  This is a bit labor-intensive and may get you a funny look from your realtor so make sure you save it for the home you’re ready to sign on the dotted line for.  Lighting a fire will show you whether or not the fireplace vents correctly and that the flue is working.  A fireplace that doesn’t vent the right way is hazardous and would need to be repaired immediately if you plan to use it in the near future.

Check the plumbing.  Check the faucets and shower heads to make sure they work.  These are easy fixes but you don’t want to have to do them first thing.  Put toilet paper in all of the toilets and flush them to make sure they can take a beating.  Check the drains for blockages by filling up all the sinks and tubs and letting them drain simultaneously.

Check the electrical panel.  This is definitely an item that a home inspector will check but it’s something you should do anyway because you’ll be able to check to see if all of the breakers or fuses are labeled properly and whether or not there are any loose wires.
