Every real estate agent in Little Elm TX will tell you that’s it’s so easy to get caught up in the rush of house-hunting and then the frenzy of house-buying that you can sometimes forget that there are some real estate truths that you need to keep in mind:

1. Settling Is Bad.  That’s right, no matter how much pressure you’re feeling to pick a house and sign on the dotted line, never settle for a home that doesn’t tick most of the boxes on your list.  Your real estate agent in Little Elm TX will tell you that you can never get everything you want in a home and although that’s true, you should buy a home that gives you the potential to get everything you want. The list of things you’re looking for – whether it’s in your head or on paper – should be separated into ‘needs’ and ‘wants.’  Needs are things you must have and wants are things it would be nice to have but you can live without.  Make sure your new home at least meets your needs – you don’t want to have buyer’s remorse when it comes to something as expensive as a house.

2. Location, Location, Location.  Just because it’s a cliche doesn’t mean it isn’t true.  Location is the most important thing to consider when buying a home. You can repaint the kitchen, add a deck or a third bathroom but you can’t change the location of your home. Unless you’re a house flipper, you’ll likely live in your home for a very long time so it has to be on a street, in a neighborhood and, if you’re lucky, in a city that you love.

3. Buying A Home Is A Business Transaction.  It’s easy to fall in love with a home and that’s a good thing.  But if your negotiations fall through for whatever reason, you have to be prepared to walk away and find another home to love. There are too many people who pay too much for a home or give too many concessions to sellers because they’re thinking with their hearts instead of their heads. If the house-buying business deal you’re attempting hits an immovable roadblock, move on.

4. You Will Find A Home.  If you really want a home, you’ll find one. If you’ve been frustrated by your home search because you’ve lost out on one house after another, eventually your offer will be accepted for a home. There really is no shortage of homes in North Texas, whether it’s new construction or older homes so hang in there.
